ConstructOps
From measurement to mustakhlas. From RFI to receivable.
Why we built this
What's broken today
- Mustakhlas drafted in Excel, engineer's red marks emailed back as a scan, no audit trail
- RFI register that nobody updates - first time anyone notices an FIDIC 28-day time-bar is when the EOT claim collapses
- Authority approvals (DM, DCD, DEWA, Trakhees) tracked across six WhatsApp groups and a printed letter file
- Submittal status known only by the QA engineer who's on annual leave
- Daily reports done on paper, heat-stop hours logged inconsistently, FIDIC entitlement lost
- Drawing revisions: which IFC is current? Three answers depending on who you ask
- Snag list on three tablets with no cloud sync - handover slips by weeks
What we fix
ConstructOps replaces the Excel-and-WhatsApp patchwork with one source of truth across every project. The IPC builder is a spreadsheet-grade BOQ grid wired to live cumulative quantities, retention, advance recovery, and a generated certificate the engineer signs. RFIs age with FIDIC awareness. Submittals move through a Code A/B/C/D Kanban. Authority approvals are a single matrix per project. The AI copilot drafts mustakhlas, files RFIs, summarises site diaries, and surfaces EOT exposure with clause references.
Key features
Mustakhlas IPC builder
Live BOQ grid → certified IPC. Retention, advance recovery, VAT, generated certificate.
RFI & submittal flow
Aged register with FIDIC 28-day red flag. Submittals move A → B → C → D on a Kanban.
Authority approvals
DM, DCD, DEWA, Trakhees, RTA - one matrix per project. Comments thread bilingual.
Snag & QA closeout
Floor-plan pins, heatmap by trade, before/after photo gallery, sign-off pad.
Daily reports
Manpower matrix, plant status, heat-stop window auto-detected (12:30–15:00 mid-Jun → mid-Sep).
AI project copilot
Draft mustakhlas, file RFIs, summarise diary, flag EOT exposure with FIDIC clause refs.
